TAC created MaintenanceEdge in partnership with FacilityDude.com, a provider of web-native operations management solutions targeted to commercial real estate management professionals. TAC MaintenanceEdge won a Commercial Real Estate Digital Innovation Award or "Digie," for "Most Innovative Technology" in the building automation category during Realcomm 2007. Held in Boston June 3-5, Realcomm is an educational conference and vendor exhibition focusing on technology applications for commercial and corporate real estate. The annual "Digie" awards recognize companies who create innovative technologies for managing commercial properties.

Designed to streamline facility maintenance processes, MaintenanceEdge also ensures effective communication between facility staff, building occupants, and service providers. It is a scaleable, four-module, browser-based solution that can be accessed anywhere at anytime. The Preventive Maintenance module is a powerful, online scheduling tool that lets facility operators create, assign, and manage recurring maintenance tasks. The software automatically creates schedules on a daily, weekly, monthly or annual basis, and then generates and assigns work orders, and displays scheduled work on an interactive calendar. Proper preventive maintenance can extend the life of equipment and building assets by as much as 20 percent, according to Knox.

The Work Order module streamlines the entire work process from request to completion with easy online tools that can increase monthly productivity by as much as 20 percent. The module enables facility managers to submit work requests and check status online as well as to receive automated feedback. The module's flexible reporting capabilities and automatic graph generation significantly enhance a property manager's ability to analyze performance and budget data.

The Work Order Wireless module communicates work orders to facility maintenance and operations staff in the field via a mobile device, including Blackberries and other PDAs. It allows maintenance staff to respond more quickly, thus improving productivity and customer satisfaction and reducing unnecessary travel expenses. Using the wireless module, facility managers can immediately redirect staff to meet emergency requests, additionally facilitating communication with staff, clients and third-party contractors.

The Critical Alarm module adds real-time integration and exchange of data between any BMS and the MaintenanceEdge Work Order module to automatically generate work orders. The software tracks and documents all critical alarms and maximizes operational efficiency by automating the work order process for BMS critical alarms. The module improves customer service by enabling staff to respond to problems quickly and reduces risk by sending staff to respond to major issues before they become emergencies or potentially catastrophic events.
