Penetron Secures a Santiago Residential Tower Against Groundwater
East Setauket, N.Y. (PRWeb) January 12, 2021 -- The January 2021 opening of the Edificio Pedro de Valdivia 2765 is the newest residential tower in the booming Ñuñoa district in Santiago, Chile. Due to high groundwater levels at the construction site, PENETRON ADMIX was used to waterproof the below-grade parking garage.
The Edificio Pedro de Valdivia 2765 is located in Ñuñoa, part of the Santiago metropolitan area and directly east of downtown Santiago. Ñuñoa is a quiet, residential area of about 165,000 residents and enjoys many municipal benefits (subways, banks, shopping areas, etc.).
With 16 above-ground floors housing 131 apartments and four below-grade floors for the parking garage, the Edificio Pedro de Valdivia 2765 offers a modern, urban lifestyle. Amenities include a bike garage, a rooftop pool, and close proximity to the Metro and neighborhood restaurants and shops.
How to Waterproof a 12m Deep Basement
At the beginning of the project, once the 12 m-deep excavation for the residential tower was completed, the engineers at Santolaya Ingenieros Consultores were confronted with groundwater flooding the site.
“Given the depth and exposure conditions of the foundation, a proven concrete waterproofing solution was required to secure the structure,” explains Domingo Lema, General Manager of Penetron Chile. “Constructing a residential tower with an underground four-level parking garage with a high-water table can only be done safely by adding PENETRON ADMIX to the concrete mix.”
After consultation with Santolaya Constructora Inmobiliaria, the general contractor, and Penetron Chile, Transex Concretes, the ready-mix supplier, delivered a PENETRON ADMIX-treated concrete mix that provided the necessary impermeability to groundwater and ensured increased durability. PENETRON ADMIX was specified for all the below-grade retaining walls that are exposed to hydrostatic pressure from the groundwater – as well as the building’s rooftop pool.
Preventing Concrete Deterioration
When water and waterborne contaminants penetrate concrete through capillary absorption and hydrostatic pressure, the unprotected concrete matrix can deteriorate quickly. To counter this problem, PENETRON ADMIX reacts with moisture in fresh concrete to generate a non-soluble crystalline formation throughout the hairline cracks, pores, and capillary tracts of the concrete. This formation permanently seals the concrete against the penetration of water or liquids from any direction.
