Modular construction, also known as prefabricated construction, is the practice of constructing a building in sections in an off-site manufacturing facility for eventual assembly elsewhere.

These building sections, known as modules, are designed to the same codes and manufactured with the same materials as traditional buildings. Once the modules have been constructed, the prefabricated sections are brought to the site, where they are lifted with cranes and joined together to create the final structure.

Modular buildings can be constructed from an array of materials, including steel, concrete, and timber. They can be placed side-by-side, end-to-end, or stacked. Because of this versatility, modular buildings to be configured for numerous floor plans and building layouts construction is well-suited to nearly any building or floor plan, from single-story houses to multi-story commercial buildings.

Benefits of Modular Construction for Warehouses

Modular construction has become increasingly popular in recent years due to its numerous advantages over conventional on-site construction. Some of these benefits include:

Faster Construction Time

Modular construction significantly reduces the time needed to construct a building. Traditional on-site construction must be done sequentially. In other words, the foundation needs to be laid before the walls and the roof can be installed, and the walls and the roof must be installed before the electricals and plumbing can be installed. Each activity depends on the completion of the previous one, and there is rarely any overlap.

During modular construction, construction of the modules and on-site work such as site preparation and foundation can occur simultaneously. Other building elements such as walls and roofing can also be designed concurrently, eliminating the need for sequential construction. Since construction takes place in a controlled environment, it also eliminates the risk of costly weather delays, further streamlining the construction process.

Reduced Construction Costs

Modular construction minimizes many traditional costs of construction. In construction, time is money. The longer it takes to complete a job, the more the project will likely cost. The faster construction times associated with modular construction thus lead to lower costs.

Since all components of a modular building are pre-engineered, companies can invest much less in engineers, architects, project managers, and other members of the design team. In addition, the assembly of modular buildings usually requires less on-site labor and construction equipment. The result is significantly reduced labor cost in comparison to traditional construction.

Cleaner Installation

Traditional construction usually entails numerous on-site procedures such as concrete mixing, bar bending, cutting, and grinding. These activities produce waste which can contaminate the job site and surrounding areas. The transportation of heavy equipment can further contribute to pollution due to dust and increased CO2 emissions.

On the other hand, prefabricated construction requires minimal on-site construction and fabrication, which minimizes the pollution created by the project. Controlled factory conditions also allow companies to better monitor the production and disposal of waste.

Design Considerations

Modular warehouses are not created equally. Several important factors must first be taken into consideration when searching for the best modular building for a given project.  

Spatial Requirements

Modular buildings come in a variety of dimensions and plans. Warehouses used for manufacturing and storage generally need large and uninterrupted interior spans. Some warehouses may also require features that allow for customization of interior or exterior spaces for future alterations and expansions. If a company has such specialized needs, it should consult a modular building supplier with experience with these types of buildings.

Site-Specific Environmental Conditions

Modular warehouse offices are typically built in compliance with local or state building codes. Since these codes can differ from the construction standards of the final module destination, particular attention should be given to the environmental conditions expected at the warehouse site. Wind speeds, seismic activity, and snow loads at the site location can affect the design of a modular building.

Materials and Finishes

Because warehouse offices aren’t used identically, the materials and finishes used in the construction of the prefabricated components must be suitable for the building’s intended use.

For example, modular warehouse structures designed as temporary or permanent classrooms may require greater amounts of sound control in specific areas. If the building needs to store hazardous chemicals, there may be additional ventilation or fireproofing requirements.

Since different buildings may also have special lighting and plumbing requirements, a modular structure should be pre-wired and pre-plumbed with these considerations in mind.  

Modular warehouse construction offers many benefits over conventional on-site construction. As it continues to gain popularity, it's become important than ever to understand just what it entails. With some knowledge of the variables connected with modular construction, however, a modular warehouse can be the most effective investment that any company can make.
